This website does not sell property. Nothing published here is an offer, a reservation, or a contract. No unit is priced, held or transacted through the site.
A named, RERA-licensed Dubai broker

Nothing. There is no fee for using this website, and no brokerage fee is charged to the buyer on off-plan purchases — the developer pays the broker commission out of the sale price. Dubai Land Department registration fees and any independent legal, mortgage or valuation costs you choose to incur are separate and payable by you.

This is a research publication. Nothing on it is an offer, and no unit is reserved, priced or contracted through it. It exists so that you can understand the market before anybody speaks to you about a specific building.
One named, licensed broker — not a lead pool
Inquiries go to Mazen Alzoubi, Dubai Broker License (BRN) 76380, at eXp Real Estate Dubai. Your contact details are not sold on or shared with a rotation of agents, which is what usually happens to a Dubai property inquiry.
You pay us nothing, and you pay no brokerage fee
On off-plan purchases the developer pays the broker commission. That is the standard Dubai structure and it means the buyer-side advice costs you nothing. DLD registration fees and any independent legal or mortgage costs are separate and payable by you.
Research and regulated advice stay separate
Published analysis is general information about a market. It is not a personal recommendation and it is not financial advice. Anything specific to your circumstances comes from the licensed broker, in a conversation, with the developer documentation in front of you.
Sources are named and dated
Where a figure comes from DLD data, a developer price list or our own launch tracking, we say so and we state the year. Where something is an estimate, we call it an estimate. You should be able to check any number we publish.
Advice in the language you negotiate in
Advisory is delivered in English, Arabic, and Spanish. Buying property across borders is hard enough without doing it in a second language when you do not have to.

Before any reservation, pricing, availability, escrow status and unit specifics are confirmed directly with the developer. No commitment is made on the strength of a published figure.

The regulated steps are executed properly
Reservation, SPA, OQOOD registration and DLD transfer proceed under the broker licence and the developer process. Independent legal and mortgage advice is recommended and can be introduced.
