Al Jaddaf is a compact dataset in 2026: 14 projects held in the community, 10 of them carrying a published starting price, and eight ranked by Deal Score at high or medium confidence. This post reads the shape of that ranking rather than restating it — the ladder of distinct scores, where the gaps between adjacent scores fall, how entry prices sit against the area median and quartiles, whose stock that median is made of, and what the ranked projects publish.
The score column runs from 78 out of 100 at the top to 50 out of 100 at the bottom, a span of 28 points, with a median of 74 out of 100. Entry prices among the ranked projects run from AED 759,999 to AED 1,449,999. Every ranked project in the community is a Binghatti project. The live, filtered list of every Al Jaddaf project in the tracker carries the same projects in score order, row by row.
Key Findings
- Two of the eight ranked projects share the top Deal Score, 78 out of 100, at medium confidence.
- The next score down is 76 out of 100, 2 points below the top; the largest gap between adjacent scores is 19 points, between 73 out of 100 and 54 out of 100, with five of the eight projects above it.
- Inside the tie, entry prices run from AED 759,999, below the lower quartile, to AED 774,999, below the lower quartile.
- Every one of the 10 priced projects behind the Al Jaddaf median is Binghatti’s, so “above” or “below” it describes Binghatti’s own price range.
- All eight ranked projects publish a starting price; none publishes a handover quarter or a payment plan; the tracker does not yet read a price per sq ft from these projects’ pages.

All eight ranked Al Jaddaf projects by Deal Score. Entry price is the developer's published starting price; the Al Jaddaf median is AED 825,000.

"(tied)" marks equal Deal Scores: tied rows keep their shared rank, and the next rank down skips past them.
The Ladder of Deal Scores Across the Ranked Al Jaddaf Projects
The ranked projects resolve into six distinct Deal Score values. Listed highest first, with how many projects hold each, they read: 78 out of 100 (two projects), 76 out of 100 (one project), 75 out of 100 (one project), 73 out of 100 (one project), 54 out of 100 (one project), 50 out of 100 (two projects).
The top value, 78 out of 100, is held by two projects — Binghatti Starfall and Binghatti Spectre — both published at medium confidence. Scores are shared rather than unique for four of the ranked projects.
Top to bottom, the column spans 28 points: from 78 out of 100 down to 50 out of 100. The median Deal Score among the ranked projects is 74 out of 100. A Deal Score is a zero-to-one-hundred reading, and the published methodology states that a Deal Score is a 0–100 read on how one off-plan project compares with the others we track — above all, with the other projects in its own community. It is not a prediction and it is not advice.
Where the Gaps Between Adjacent Deal Scores Fall in Al Jaddaf
The score immediately below the top is 76 out of 100, which is 2 points below it. The largest gap between adjacent scores in this ranking is 19 points, between 73 out of 100 and 54 out of 100. Above that gap sit five of the ranked projects. Put in the tracker’s own terms, the largest gap between adjacent scores falls lower down, between 73 out of 100 and 54 out of 100, not below the top.
Every other gap between adjacent scores in the ranking is at most 4 points.
The scores on either side of the largest gap belong to Binghatti Starlight, at 73 out of 100, and Binghatti Twilight, at 54 out of 100. The published methodology sets out which pillars feed a score and which are not yet in service; the full method lists each pillar with its own stated weakness.
One Developer Behind Every Ranked Project, and Behind the Area Median
The ranked projects are the work of one developer. Of the eight projects ranked in the community, eight are published by Binghatti.
That concentration carries into the area figures. The median starting price in Al Jaddaf is AED 825,000, drawn from the 10 priced projects the tracker holds there. On the composition of that median: every one of the 10 priced projects behind the Al Jaddaf median is Binghatti’s, so “above” or “below” it describes Binghatti’s own price range.
For this reason, the “vs area median” column in the table below and every comparison in the next section should be read as a comparison with that single developer’s published price range in the community, not with a broader set of sellers.
Entry Prices Against the Al Jaddaf Median and Quartiles
Starting prices among the ranked projects run from AED 759,999 to AED 1,449,999, a spread of AED 690,000. The area median is AED 825,000; the lower quartile is AED 799,999 and the upper quartile is AED 1,299,000.
The lowest published entry price in the ranking belongs to Binghatti Starfall at AED 759,999, which sits below the lower quartile. The highest belongs to Binghatti Pinnacle at AED 1,449,999, which sits above the upper quartile.
Inside the group tied at the top, entry prices run from AED 759,999, below the lower quartile, to AED 774,999, below the lower quartile. The price column and the score column are therefore ordered differently: the ranking is by Deal Score, and the table prints each project’s entry price and its position against the median beside it.
The value pillar in the published methodology compares entry prices rather than like-for-like unit types: this compares ENTRY prices. A tower whose smallest unit is a three-bedroom will read expensive against one selling studios. Community medians are also rounded before use — community medians are rounded to the nearest AED 25,000 before use.
What the Ranked Al Jaddaf Projects Publish, and What the Tracker Reads
Disclosure across the ranking is uniform. In summary: all eight ranked projects publish a starting price; none publishes a handover quarter or a payment plan; the tracker does not yet read a price per sq ft from these projects’ pages.
That shapes how much of each project can be measured. The methodology is explicit that absences are recorded rather than filled in: where a developer publishes nothing on a subject, we record nothing — and the score reflects that absence rather than papering over it. It is equally explicit about which pillars a project is judged on: the Deal Score is their weighted average — but only across the pillars we could actually compute. A project judged on four pillars is judged on those four, not penalised for the two we could not read. And on price specifically: a project whose developer publishes no price gets no score at all — not a zero, not an estimate, not a guess from the neighbours. We never invent a number.
Confidence is published alongside each score for the same reason. Confidence describes how much of a project we could actually see. We publish the confidence level beside every score. Every ranked project here is published at medium confidence, which is the tier the tracker attaches to what it could read from these pages. How far the published data can separate projects is bounded by that tier.
All of the underlying material is read from the developer’s own public pages: every fact behind a score is read from the developer’s own public website and carries the URL it came from. We do not use property portals, aggregators, or anything behind a login.
Reading the Live Al Jaddaf Ranking and the Community Behind It
Scores here are a reading taken in 2026, not a fixed label. The methodology lists the inputs that move a score, among them: a score changes when, and only when, one of its inputs changes: the developer changes the published price. A score changes when, and only when, one of its inputs changes: the developer publishes, or changes, a payment plan or handover date. A score changes when, and only when, one of its inputs changes: enough prices in its community move to shift the community median past a rounding step. Recalculation runs on a schedule — we recompute every score once a day — and we keep a history row only when a score or its confidence actually moved.
The table on this page is a snapshot in score order. For the current list, with each project’s score, confidence tier, entry price and position against the area median, the filtered tracker view holds every Al Jaddaf project in the tracker, including any project added or repriced since this reading. The developer page for Binghatti covers the wider published portfolio behind these Al Jaddaf towers, and how the Deal Score works sets out each pillar, its weight and its limits in full.
Nothing above is a recommendation, a valuation or a forecast.
