The tracker publishes eight Jumeirah Village Circle projects at high or medium confidence, and the tracker view for the community already lists them in Deal Score order with their figures beside them. This post describes the shape of that column instead of restating its rows: the ladder of scores, the gaps between them, how the published entry prices sit against the area benchmarks, and which developers the ranked set is drawn from. Area comparisons use every priced project the tracker holds in the community, published or not — 24 of the 59 projects on file carry a starting price.
Read in 2026, the column spans 29 points, from 78 out of 100 at the top to 49 out of 100 at the bottom, with a median of 65 out of 100. Entry prices among the ranked projects run from AED 674,999 to AED 1,230,000 against an area median of AED 750,000, and the ranked set is drawn from two developers.

The Deal Score Ladder Across the Ranked Jumeirah Village Circle Projects
The ranked projects resolve into seven distinct Deal Score values. Listed from the top down, with the number of projects holding each value, they read: 78 out of 100 (one project), 74 out of 100 (one project), 68 out of 100 (one project), 65 out of 100 (two projects), 61 out of 100 (one project), 53 out of 100 (one project), 49 out of 100 (one project).
The top of the ladder is 78 out of 100, and the number of ranked projects holding it is one. That score belongs to Binghatti Circle, which takes 1st place in the ranking. The lowest score in the ranked set is 49 out of 100, carried by ELEGANZ, and the distance from top to bottom is 29 points.
The median Deal Score across the ranked projects is 65 out of 100. Of the ranked projects, two share a Deal Score with at least another: Binghatti Dusk and Binghatti Etherea, sharing 65 out of 100.
Where the Largest Gap Between Adjacent Scores Falls in the Ranking
The step down from the top of the ladder is 4 points, from 78 out of 100 to 74 out of 100. The largest gap between adjacent Deal Scores in the Jumeirah Village Circle ranking is 8 points, between 61 out of 100 and 53 out of 100.
On where that gap sits relative to the top of the ladder, the tracker’s own summary records that the largest gap between adjacent scores falls lower down, between 61 out of 100 and 53 out of 100, not below the top. Above the largest gap sit six of the ranked projects. Every other gap between adjacent scores in this ranking is at most 6 points.
Entry Prices Against the Jumeirah Village Circle Median and Quartiles

How the Ranked Jumeirah Village Circle Projects Split Between Binghatti and Danube
Of the ranked projects, six are published by Binghatti and two by Danube, so the ranking draws on two developers in total.
The Danube entries are Serenz, which takes 7th place, and ELEGANZ, which takes 8th place. The remainder of the column — Binghatti Circle, Dawn by Binghatti, Binghatti Phoenix, Binghatti Dusk, Binghatti Etherea and Binghatti Amberhall — carries the Binghatti name.
What the Ranked Jumeirah Village Circle Projects Publish on Their Own Pages
Every figure in this ranking is read from the developer’s own public pages, so the ranking is bounded by what those pages say. Across the ranked set, all eight ranked projects publish a starting price; five publish a payment plan; none publishes a handover quarter; the tracker does not yet read a price per sq ft from these projects’ pages.
The published methodology addresses absences directly: where a developer publishes nothing on a subject, we record nothing — and the score reflects that absence rather than papering over it. It also records that every fact behind a score is read from the developer’s own public website and carries the URL it came from and that we do not use property portals, aggregators, or anything behind a login.
Confidence is printed beside every score in the table. As the methodology puts it, confidence describes how much of a project we could actually see. We publish the confidence level beside every score.
What the Deal Score Measures in a Community Like Jumeirah Village Circle
The methodology defines the measure plainly: a Deal Score is a 0–100 read on how one off-plan project compares with the others we track — above all, with the other projects in its own community. It then states the limit of that measure in the same breath: it is not a prediction and it is not advice. And on the handling of missing inputs: we never invent a number. A project whose developer publishes no price gets no score at all — not a zero, not an estimate, not a guess from the neighbours.
On comparability within a community, the methodology records that a project’s price is judged against other published prices in the same community, and only when there are at least 5 of them. It adds that there is no city-wide fallback. Comparing a Jumeirah Village Circle studio against an all-Dubai median is not a comparison, and we would rather say we cannot judge a project than produce a confident wrong answer.
The weighting, the pillars and their stated weaknesses are set out in full on the methodology page — how the Deal Score is built — including the note that those limitations are part of the method, not footnotes to it.
Where the Live Jumeirah Village Circle Ranking and the Area Record Sit
This reading is a snapshot of the published data as it stood in 2026. Scores and prices move when their inputs move; the methodology states that we recompute every score once a day and that we keep a history row only when a score or its confidence actually moved.
